Terms & Conditions

  1. Once allotted and agreement signed, the prices are firm.

  2. All payments by Demand Draft or Local Cheque favouring Opulence builders and developers (P) Limited, payable at Thodupuzha.

  3. All measurements, area layouts, elevation and specifications shown in this brochure are subject to minor variations without specific or general notices. The measurements shown in the floor plan include the plastering thickness.

  4. Actual plinth area of construction will be arrived at after the construction is over and cost will be adjusted as per actual area of construction.

  5. Individual houses will be completed within 18 months of obtaining the individual building license.

  6. All govt. taxes applicable, Construction Worker's Welfare fund, Statutory deposits for power, water, House Owner's Association etc are to be paid by the buyer in connection with the Villa.

  7. Opulence Builders and Developers (P) Limited, reserves all the right to accept or reject any application.

  8. The River Gate is a time bound project. In case payments are not made as per agreement, the builder reserves the right to cancel the allotment in which case any previous payment made will be returned without any interest and subject to the deduction of expenses and damages and only after the re-allotment of the same.

  9. All transactions are subject to Thodupuzha Jurisdiction only.

  10. The company is not responsible for any delay in water/electrical connection due to the delay with concerned departments.

  11. This brochure is only for information and this does not constitute a legal offer/invitation to an offer.

DOCUMENTATION
  1. On allotment, a sale deed of the land will be executed between the land owner and the purchaser.

  2. Simultaneously two agreements will be executed, one for the sale of an individual plot together with respective shares of undivided right in common area and the second one for land development and construction of villa.

  3. Registration charges and other incidental expenses for registration of land to be paid by the buyer at the time of registration.
